Two developers are doing most of the heavy lifting in Abu Dhabi’s property boom, and they are not doing it the same way.
Aldar and Modon are both government-backed, both operating at enormous scale, and both racing to turn the capital into a genuine rival to Dubai for the international buyer. How they are doing it is where the story gets interesting.
Understanding the two of them is close to understanding the Abu Dhabi market itself.
How Aldar and Modon Are Reshaping Abu Dhabi’s Real Estate Landscape
Start with what they share, because it explains a lot. Both are backed by the Abu Dhabi government, which changes the risk picture for buyers in a way few private developers can match. Both build at the scale of whole islands and districts rather than single towers. And both are leaning hard into off-plan launches, which now dominate the emirate’s transactions.
The result is an Abu Dhabi that looks very different from a decade ago. Waterfront living, branded residences and destination masterplans have moved the capital from a steady, end-user market into one competing for global luxury capital. Aldar and Modon are the two engines behind that shift.
Aldar: Building Abu Dhabi’s Cultural and Island Destinations
Aldar is the established giant, the emirate’s largest listed developer, and its fingerprints are on the addresses that made Abu Dhabi desirable in the first place.
The destinations that set the standard
Yas Island and Saadiyat Island are Aldar’s signature work, and they set the template the whole market now follows: build the lifestyle, the culture and the infrastructure first, then let the homes command a premium for sitting inside it. It is a patient, destination-led approach, and it has aged well.
Marsa Al Saadiyat as the statement piece
The clearest sign of Aldar’s ambition is Marsa Al Saadiyat, the AED 100 billion waterfront district launched in 2026 as the final phase of the Saadiyat masterplan. With Abu Dhabi’s largest marina, a walkway to the Louvre Abu Dhabi and homes for more than 58,000 residents, it is a statement about where the capital sees itself. For anyone weighing buying property in Abu Dhabi, it is the benchmark launch of the cycle.
Modon: The Fast-Rising Force in Leisure-Led Living
If Aldar is the incumbent, Modon is the challenger that has rewritten the pace of the market. Established in 2018 and backed by the sovereign investment platform ADQ, it has gone from a destination developer to one of Abu Dhabi’s top sellers in a remarkably short time.
Hudayriyat Island and record-breaking launches
Modon’s crown jewel is Hudayriyat Island, the largest island masterplan in the emirate’s history. The numbers around it are hard to ignore.
Hudayriyat reportedly recorded close to AED 12 billion in transactions in the first quarter of 2026 alone, ahead of both Saadiyat and Reem. Bashayer, its first waterfront community, is reported to have sold out in a single day for around AED 3 billion, and its Hudayriyat Golf Estates launch reportedly generated more than AED 13 billion within days, one of the largest single-project launches the UAE has seen.
Sport and lifestyle as the differentiator
What sets Modon apart is the theme. Where Aldar leads with culture, Modon leads with sport and leisure, from Surf Abu Dhabi to a velodrome and a vast sports village. It is a different pitch to a different buyer, and it has clearly struck a nerve.
What Two Government-Backed Developers Mean for Buyers
For an investor, having two sovereign-backed developers competing at this level is largely good news.
The most important effect is on risk. Government backing greatly reduces the developer default risk that worries off-plan buyers elsewhere, since these are not companies likely to abandon a half-built project. Both also control their masterplans end to end, so the infrastructure and amenities around your home are delivered by the same organisation that sold it to you.
That coordination protects long-term value. It is a big part of the reasoning behind our off-plan investment analysis for Dubai, Abu Dhabi and Ras Al Khaimah.
None of that guarantees a return. Sovereign backing lowers execution risk, not pricing risk, and both developers sell at premium levels with phased delivery over years. The record-breaking sell-outs are a sign of demand, not a promise of appreciation. The right call is still made project by project, and unit by unit.
We Help You Find Where The Real Value Sits
Aldar and Modon are reshaping Abu Dhabi from two directions at once, culture-led destinations on one side, sport-and-lifestyle communities on the other, both underwritten by the government. Between them, they explain most of where the capital’s market is heading.
At Horse & Houses, we help buyers judge these launches on the fundamentals rather than the headlines, weighing entry price, developer, phasing and long-term value. Let our real estate and investment team build you a shortlist that stands on its own numbers.
